Identification and appraisal of opportunities
Using our extensive network of contacts we identify new opportunities, often off-market. We carry out detailed research and modeling to assess whether opportunities will meet our investment criteria.
Acquisition due diligence
Upon securing exclusivity on new acquisitions we undertake full due diligence including, legal, building and environmental surveys.
Refurbishment, redevelopment and project management
We prepare detailed specifications for refurbishment or redevelopment and undertake all works and project management in-house in accordance with agreed timetables and projected cashflows. Depending on project size this element of the project can befunded from existing ISS Investment and Development resources at cost and will reflect our co-investment.
Marketing and Leasing
In conjunction with the refurbishment or redevelopment programme we undertake all marketing activity to provide the best opportunity for leasing premises. We appoint leasing agents and oversee the letting of the property in accordance with agreed strategies.
Asset management
Often our partners wish to retain completed projects and we are ideally placed to provide a full asset and property management function.
